Buying in the desert

Is it a good time to buy in the Coachella Valley?

There is no single answer, because the Valley is really several markets. Over the six months to July 31, 2026, inventory ranged from roughly two weeks of supply at The Hideaway to seven months at Andalusia at Coral Mountain. Where inventory is thin, buyers wait for the right property. Where it is deeper, buyers have genuine choice and sellers who price ambitiously sit. The more useful question is not whether to buy but which community suits you, because conditions differ far more between communities than they do month to month.

Can I buy a home in the desert without visiting first?

Yes, and it happens regularly, particularly with buyers in other time zones or countries. What matters is having someone on the ground who reports the things a photograph will not show: orientation, where the afternoon sun falls, noise from a nearby road or clubhouse, what sits beyond the property line, and how the outdoor space actually feels at the hour you would use it. Can a non US citizen buy property here?

Yes. There is no restriction on foreign nationals purchasing residential property in California. What differs is financing, tax treatment and how title is held, and those are worth resolving with a specialist before making an offer rather than after. We work with buyers from Canada, the UK, Europe, Mexico and Asia and can introduce the right lender, attorney and tax adviser.

How much do luxury homes cost in La Quinta?

It depends heavily on the community. Over the six months to July 31, 2026, median closed prices ran from approximately $2.6 million at Andalusia at Coral Mountain to $14.5 million at The Madison Club, with The Quarry at $4.4 million, The Hideaway at $5.7 million and Tradition Golf Club at $5.8 million. PGA WEST spans so wide a range, from condominiums to custom estates, that a single median would mislead. The individual community guides carry the full figures.

What is the best time of year to buy?

Inventory and activity peak between January and April, when seasonal residents are here and most listings come to market. Summer is quieter, with fewer choices but often less competition. Buyers who already know which community they want are usually better served watching year round than waiting for the season, because in the smaller clubs the right property may only appear once.

Golf communities and membership

Does buying a home include club membership?

Usually not, and this is the most expensive assumption a buyer makes here. In Discovery Land Company communities such as The Madison Club and The Hideaway, real estate ownership and club membership are handled as separate components. At PGA WEST the association tells its own owners directly that owning a home does not include membership or access to the three private courses. At Tradition and The Quarry, residency is not required for membership, which cuts the other way. Confirm the position with each club before you offer.

Which La Quinta community is the most private?

The Madison Club is generally regarded as the most private, with highly limited membership and homesites of approximately half an acre to an acre and a half. The Quarry is smaller still, at roughly 100 homes at buildout, and runs no required tee times. Tradition is quieter and more understated in character. The Hideaway is deliberately more social, and PGA WEST is semi private, with three of its courses open to resort play.

Which community has the most golf?

The Hideaway has 36 holes across two courses by Pete Dye and Clive Clark. PGA WEST has six courses on site by five architects, and its Distinguished Desert Golf membership extends to nine courses across two clubs. The Quarry adds a 10 hole Fazio short course to its championship layout, and Tradition a 9 hole par 3.

Are HOA dues comparable between communities?

No, and comparing the numbers alone is misleading. At PGA WEST an $800 monthly assessment on an attached home may cover the roof, exterior, landscaping, insurance and dozens of pools, while a $500 assessment on a detached estate covers far less because the owner is responsible for more. The highest bill does not correspond to the most expensive real estate. Compare what the assessment maintains, not the figure.

Renting, investment and the festival season

Can I rent my home during Coachella or Stagecoach?

Often no, and it turns on the specific address rather than the community. The City of La Quinta has prohibited most new short term vacation rental permits since May 20, 2021. New permits are generally limited to specifically exempt areas, which include Legacy Villas, La Quinta Resort, Puerta Azul and Signature at PGA WEST, alongside qualifying homeshare permits and Large Lot parcels of 25,000 square feet or more subject to a public hearing. Most private golf communities are not on the exempt list, and individual associations frequently impose stricter rules of their own. Verify the address with the City and review the association documents before relying on rental income. Is a desert second home a good investment?

It depends what you want it to do. If the goal is appreciation plus personal use, the private golf communities have held value well, though pricing discipline matters: at Andalusia homes that sold took a median of 70 days at 97 percent of asking, while those still listed had been on the market a median of 197 days. If the goal is rental income, the permit position above matters more than the property itself. And if the goal is a place the family actually uses, the calculation is different again.

What is the equestrian season worth knowing about?

The Coachella Valley runs one of the largest winter equestrian seasons in the country, centred on Desert International Horse Park in Thermal, alongside the polo season at Eldorado. It creates real demand for property suited to horses, and buying into it is not the same as buying a house with a barn. Zoning, footing, water, turnout, arena orientation and proximity to the grounds all decide whether a property works for a working string. Selling

How long does it take to sell a luxury home here?

It varies more by community than by season. Over the six months to July 31, 2026, the median closed sale took 27 days at The Hideaway, 64 at The Quarry, 70 at Andalusia, 103 at Tradition and 139 at The Madison Club. The wider signal is in the gap between asking and achieved prices: The Hideaway and Andalusia closed at 96 and 97 percent of asking, while Madison ranged from 71 percent to full asking. Where that spread is wide, pricing and positioning do most of the work.

Does renovating before selling pay off here?

In some communities the data suggests it strongly. At The Quarry, four sales over six months ranged from $476 to $1,173 per square foot, a factor of two and a half, and the spread tracked build year almost exactly. Newer and comprehensively renovated homes sold in 25 to 54 days at 95 to 98 percent of asking. Original condition homes from the first phase took 74 and 149 days and gave up more on price. Whether that maths works for a specific property is worth modelling before you commit.

What is my home worth?

The honest answer is that a figure without context is not useful. Within one community, two homes of similar size can differ substantially in value depending on orientation, view corridor, course frontage, elevation and how much of the structure the association maintains. We prepare comparable sales for the specific address rather than the community average.
